Building Regulations approved document

The UK building regulations are statutory instruments that seek to ensure that the policies set out in the Building Act 1984 are carried out in the construction of buildings. Building regulations approval is required for most building work in the UK.

Building Regulations are standards that apply to all buildings, from new developments to extension on homes
Building Regulations consist of parts A - P.
A - Structure

This Part requires buildings to be designed, constructed and altered so as to be structurally safe and robust, and also so as not to impair the structural stability of other buildings.

B - Fire Safety

The Regulations consider 5 aspects of fire safety in the construction of buildings:

C - Site Preparation and Resistance to Contaminants and Moisture
D - Toxic Substances


E - Resistance to the Passage of Sound

G - Hygiene
H - Drainage and Waste Disposal
J - Combustion Appliances and Fuel Storage Systems
K - Protection from Falling, Collision and Impact
L - Conservation of Fuel and Power
M - Access to and Use of Buildings
N - Glazing Safety in relation to Impact, Opening and Cleaning
P - Electrical Safety

Planning permission or planning consent is the permission required in the United Kingdom in order to be allowed to build on land, or change the use of land or buildings. Within the UK the occupier of any land or building will need title to that land or building, ownership, but will also need , planning title, or planning permission. Local Planning Authorities are generally the local Borough or District Council, although an application for a mining operation, minerals extraction, or a waste management facility would be decided by the local County Council in non-metropolitan areas. Within a National Park planning applications are submitted to the National Park Authority.
