This seems to indicate that innovation is not given a high reward via price in the industry. And it shows that status of a home does not include the newness. It is common that an older house will be more expensive due to status.

Some prefer to buy new build as it is offering an entry date, while with another home in a pscific area you may require to wait until someone is wanting to sell the house, property.

In a study on buyers of new houses, the majority experienced minor construction defects. This is known as Snagging. This may indicate that new homes are likely to have defects that get ironed out. Often new homes tend to be small as space in modern cities is often of high demand, due to the pressures on land space due to prices. The demand in the UK has been for urban, housing. Many say this encourgaes the premium on space that encourages companies to make more out of the location, with an incentive to have higher density and as a result a smaller size house. Some say the government should encourage houses to be built in rural areas, and this would lower urban prices and lead to new houses having more space.

It is a new fashion that when new homes are being built on a main road and are seeking an owner, that they are advertised during the construction, with pictures of what the new homes or complex will look like on construction. Often with many a poster all over the construction site. Some say that these are often pushed to beyond regulations. As often people are not likely to compain about a new build doing this as it is considered natural for the homes to be advertised. Some may see it as public service to show what the homes will look like rather than seeing it as blatant advertising.

The trend of prices for new houses in a nation can be different, from the national trend for all houses. As obviously if one year houses tend to be built in a pricey area (such as the south), then the next year more houses are built in a low price region, then the trend will have shown new house prices declining, when in reality house cost in the nation are on the increase.

New build in the city

New build in the city may be difficult for sa homeowner due to lack of space for a new building. It may cost money to knock down a old building. Yet obviously many a developer will see an opportunity in a city with big house prices, to knock down an old building and to construct a more modern or higher property that has more space due to increased height. A new luxury apartment block may be constructed to replace a run down old warehouse, or factory in an inner city area. Government schemes are often done to regenerate a run down urban area, by knocking town old tower blocks, warehouses, factories, terraced housing, and replace them with building projects that can house luxury apartment blocks a new shopping centre may be more attractive to a developer.

Rural area

Often in rural areas it is difficult to get new build due to green belt laws, or natrue preservation regulations. Such as laws in the national park. Planning permission is required. So there may not be as much of a source of new build in an areas there would be in a city.

Industrial new build

A company may require to build a new building to move to a location. As a specfically designed lay out may be required for modern work practices. Planning permission may prevent a major project being done. A factory or stadium may not be built.

Many rural areas discourage new build, so big projects may not be possible in some areas, so that old building works have more chance of being used.

Green laws

New build homes are being encouraged in many nations to be more environmentally friendly, with emphasis on insulation of heat, to save energy better ventilation.

Development

When a new "property development" is done. It is generaly only called a "property development"

when homes are new build. Once the complex has been around for a few a years the owner of the property will stop calling it a development.

The Government introduced a scheme, branded as HomeBuy, to help people get a foot on the proprety ladder. New Build HomeBuy, is a scheme where you share ownership of your home with a housing association.
