Flats for Rent
Numerous people may want to have flats for rent. Some may want to rent flats. Some may want to rent cheap or luxury flats. Some may want to rent apartments. Some may want to rent new or old apartments. Some may want to rent flats that have an impressive scenic views. Some may want to rent apartments or flats that high in quality. Some may want to rent flats that have good parking facilities and access to luxury facilities.
Some may want to rent flats. They may want to rent as they cannot afford to buy or feel it would be financially better to rent rather than buy.
An apartment is a self-contained housing unit that occupies only part of a building. Apartments may be owned (by an owner/occupier) or rented (by tenants).
A common alternative term for apartment is flat. The term apartment is favored in North America, whereas the term flat is commonly, but not exclusively, used in the United Kingdom, Ireland and the Commonwealth nations. In Malaysian English, flat often denotes a housing block of lesser quality meant for lower-income groups, while apartment is more generic and may also include luxury condominiums.
In the US, some apartment dwellers own their own apartments, either as co-ops, in which the residents own shares of a corporation that owns the building or development; or in condominiums, whose residents own their apartments and share ownership of the public spaces. Most apartments are in buildings designed for the purpose, but large older houses are sometimes divided into apartments. The word apartment connotes a residential unit or section in a building. In some locations, particularly the United States, the word denotes a rental unit owned by the building owner, and is not typically used for a condominium.
In the UK, some flat owners own a share in the company that owns the freehold of the building. This is commonly known as a "share of freehold" flat. The freehold company has the right to collect annual ground rents from each of the flat owners in the building. The freeholder can also develop or sell the building, subject to the usual planning and restrictions that might apply.
The word unit is a more general term referring to both apartments and rental business suites.
When there
is no tenant occupying an apartment, the apartment owner or landlord is said to
have a vacancy. For apartment landlords, each vacancy represents a loss of income
from rent-paying tenants for the time the apartment is vacant (i.e., unoccupied).
Landlords' objectives are often to minimize the vacancy rate for their units.
The owner of the apartment, typically when transferring possession to the occupant,
gives him/her the key to the apartment entrance and any other keys needed, such
as a common key to the building or any other common areas and a mailbox key. When
the occupant(s) move out, these keys are typically returned to the owner.
A tower block, block of flats, or apartment block, is a multi unit high rise apartment building. In some areas they may be referred to as MDU standing for Multi Dwelling Unit.
Apartment blocks have technical and economic advantages in areas with high population density. They have become a distinguished form of housing accommodation in virtually all densely populated urban areas around the world. In contrast with low-rise and single-family houses, apartment blocks accommodate more inhabitants per unit of area of land they occupy and also decrease the cost of municipal infrastructure.
Within a urban area there is a tendency for land uses to aggregate. A residential area is a land use in which the predominant use is housing. Housing may vary significantly between, and through, residential areas. These include single family housing, multiple family housing such as (apartments, duplexes, townhomes (or similar configurations), condominiums) or mobile homes. Zoning for residential use may permit some services or work opportunities or may totally exclude business and industry. It may permit high density land use or only permit low density uses. Residential zoning usually includes a smaller FAR (floor to area ratio) than business, commercial or industrial/manufacturing zoning.The area may also be large or small.
In certain residential areas, largely rural, quite large tracts of land may exist which have no services whatsoever. Because a large distance must be traveled to access the nearest services, most journeys involve using a motor vehicle or some other form of transport. This need has resulted in Residential land development usually existing or planned infrastructure such as rail and road. The pattern of development is usually set forth in the restrictive covenants contained in the deeds to the properties in the development, but may also result from or be reinforced by zoning. Restrictive covenants are not easily changed as the agreement of all property owners (many of whom may not live in the area) may need to be obtained to effect a change. The area may also be large or small.
