Luxury real estate (or luxury property in
British English) is the real estate market niche targeted at the highest socio-economic
group of consumers.
The characteristics that define Luxury real estate differ among countries. However, location largely defines the property's value, especially with respect to whether it offers views (particularly, waterfront ones) or amenities such as proximity to golf courses, school districts, and the downtown district. Thus, a 750-square-foot (70 m2) waterfront home with less than 1-acre (4,000 m2) of property might be worth more than a 10,000-square-foot mansion with 10 acres (40,000 m2) of property.
In the previous example, the former would be called a "luxury property", whereas the latter would be called a "luxury home". Both properties, however, owing to their high value, would be classified as "luxury real estate".
Luxury real estate in any particular region is generally defined as property worth more than a certain lower limit; for instance, homes worth more than $1 million in the United States are generally classified as Luxury real estate. The classification also takes into account the presence of surrounding homes, amenities, views, waterfronts, absence of crime-rate, industrialization or unwanted commercialization, customizations of the home, and historical or architectural significance.
Luxury real estate entails greater responsibility for agents who handle transactions than ordinary real estate. They must advertise to a national audience to attract non-local buyers, whereas ordinary real estate only generally requires exposure in local media. There are also greater legal responsibilities for the luxury estate agent, which often involve attornies, trusts, and anonymity issues. Buyers often require more inspections than with ordinary real estate (which are generally bought after a single inspection).
A dock (from Dutch 'dok') is a man-made feature involved in the handling of boats or ships. However the exact meaning varies between different variants of the English language.
A mansion is a large dwelling house. The word itself derives (through Old French) from the Latin word mansio- ("act of remaining or staying", a verbal noun from manere "to remain" or "to stay".) In the Roman Empire, a mansio was an official stopping place on a Roman road, or via, where cities sprang up, and where the villas of provincial officials came to be placed. The Scots word "manse" originally defined a property large enough for the Minister of the parish to maintain himself, but a mansion is no longer self-sustaining in this way (compare a Roman or medieval villa). 'Manor' comes from the same root territorial holdings granted to a lord who would remain there hence it can be seen how the word 'Mansion' came to have its meaning.
Mansions built during the last and present centuries usually have specially designed rooms meant to accommodate leisure activities of a particular kind. Many will have a conservatory or greenhouse, while others will have an infinity pool or a home theatre. Some have all of these features. The relative importance of these specially designed rooms changes with the times: At the beginning of the 20th century no true mansion would have been built without a room to house a private library or office, while at the beginning of the 21st century the presence of a room designed for a home theatre or cinema is a must. Most recently, mansions have been built with integrated domotics.
A castle is a defensive structure seen as one
of the main symbols of the Middle Ages. The term has a history of scholarly debate
surrounding its exact meaning, but it is usually regarded as being distinct from
the general terms fort or fortress in that it describes a residence of a monarch
or noble and commands a specific defensive territory.
